SUMMARY: You liquidate your IRA. You transfer the funds to Equity Trust Company (ETC), who is a holding company for your IRA funds. You then locate a vacation rental within your IRA budget. You then direct ETC to buy the vacation rental at closing for your benefit. After purchase, you self manage the vacation rental through VRBO. All rental revenue then flows back into Equity Trust Company as rental income, akin to a dividend on an IRA stock.

IMPORTANT RULES: You cannot personally use the vacation rental. Rental income must not pass through any of your own personal (non-IRA) accounts, but rather, processed either by ETC, or by a 'non-disqualified person.' Multiple other rules are also covered.
